There's a question I've heard hundreds of times in 25 years of selling homes in North San Diego County: "Where should we buy for the schools?"
More often than not, the conversation ends up in San Marcos.
When I started my career in 1999, San Marcos was still finding its identity, a stretch of the 78 between Vista and Escondido that most people drove through. Then something happened that I've watched play out lot by lot: the city grew up around education. Cal State San Marcos turned a hillside into a university town. San Elijo Hills rose out of the southern hills as one of the most complete master-planned communities in the county, with its own town square, trails, and schools within walking distance of the homes. And families who did their homework kept arriving, because the district's reputation kept growing.
That's what makes San Marcos different from every other city I work: people don't stumble into it. They choose it.
And choosing well takes local knowledge, because San Marcos is really several markets wearing one name. San Elijo Hills lives and prices like a coastal community. Lake San Marcos is its own world, built around the water and a lifestyle that attracts a completely different buyer. Twin Oaks Valley still has the country feel that reminds me of what this whole area used to be. Discovery Hills, Old Creek Ranch, and the neighborhoods near the university each pull from different buyer pools with different budgets. Get the neighborhood right and you love where you live. Get it wrong and you paid a premium for the wrong reasons.
I've spent over 25 years learning the difference, and I built that knowledge the way I built my whole business: helping first-time buyers, many of them Spanish-speaking families, navigate a process that wasn't designed to make it easy for them. Those families taught me to explain every step, answer every question, and never let a client sign something they don't understand. That's still how I work, whether it's a first condo near the university or a view home in San Elijo Hills.
If you're selling in San Marcos, your buyer is motivated, educated, and comparing your home against every other option in the district. Positioning matters here more than almost anywhere in the county.
