Should You Wait to Buy a Home in North County San Diego? Why Time Beats Timing
Let me be honest about what I'm seeing. Buyer activity in North County is slow right now. And when I talk with people who are thinking about buying, the same feeling keeps coming up.
Buyers are terrified of spending money and thinking they're making a bad investment.
I get it. A home in Vista, Oceanside, or San Marcos is the biggest check most families will ever write. Nobody wants to buy right before prices dip. So a lot of people are sitting on the sidelines, waiting for some kind of sign.
I've been in real estate since 1999, and I came up on the lending side, so I've watched a lot of people try to wait for that sign. Here's what I've learned.
You'll Never Time the Market Perfectly
If you're trying to time the market, you'll never time it correctly. I've never met anyone who has done it on purpose, consistently. Not buyers, not agents, not economists.
Think about everything you'd have to get right: the exact low point in prices, the exact low point in mortgage rates, and the exact home you want coming on the market in that same window. Those three things almost never line up. And by the time the news tells you the bottom is in, everyone else has heard it too.
Right now, I think some people are waiting to see how the election goes before they make a move. That's my observation from conversations, not a fact I can prove. But the election will come and go, and there will always be another headline to wait on.
A Home for Your Family Isn't the Same as an Investment Property
This is the part I most want buyers to hear.
If you're buying a rental or a flip, timing matters a lot more. You're betting on numbers.
But if you're buying something to move your family into, time will always trump whatever down market we're in. You're not buying to sell next year. You're buying a place to raise your kids, to be close to work or family, to stop moving every time a lease comes up. The longer you live there, the less a short-term dip matters.
What Long-Term Ownership Has Looked Like
I won't promise you prices will go up next year. Nobody honestly can. But here's what the long-term data shows:
- Realtor.com analyzed the Federal Reserve's Survey of Consumer Finances and found that since 1989, homeowners' median net worth has typically been 30 to 50 times higher than renters'.
- The same Realtor.com research found that buying by age 32 was associated with roughly 22.5% higher net worth by age 50 compared with buying in your 40s. The reason is simple: more years of paying down your loan and owning the home.
- Nationally, NAR reported that September 2026 marked the 39th consecutive month of year-over-year gains in the median existing-home price.
- Here in San Diego County, the median sales price was $910,000 in September 2026, up 1.7% from a year earlier, according to the Greater San Diego Association of REALTORS®.
None of that means every home goes up every year. It means that over time, owning a home has been one of the most reliable ways regular families build wealth.
Why This Fall Might Actually Work in Your Favor
Here's something buyers often miss. A slower market can be a better market to buy in.
Keeping Current Matters quoted Hannah Jones, Senior Economist at Realtor.com: "We always see that the best time to buy window usually falls in the early fall around October." Fall tends to bring more homes to choose from and more sellers willing to negotiate.
My wife and I are seeing that with our own listings. Homes are taking longer to sell, and that gives buyers time to think, room to negotiate, and a better shot at things like repairs or help with closing costs. A few years ago, you were competing with ten other offers. Today, you may be the only one.
How to Buy Without Losing Sleep
Buying in an uncertain market isn't about being brave. It's about being prepared.
- Start with the payment you're comfortable with, not the most a lender says you can borrow.
- Plan to stay a while. The longer your timeline, the less short-term ups and downs matter.
- Keep a cushion in savings after closing. Life happens.
- Get a real pre-approval so you know your numbers before you fall in love with a house.
- Work with someone local who will tell you when a house isn't a good fit.
